There are two old homes on the property that could be demolished. An electric well is on site, and it provided water to the house. There are currently a couple of pieces of equipment and a truck sitting on the property that do not convey with the sale. The property has good paved road frontage on Perry County Road 72. Electricity is available to the property. The farm has not been leased or used for the past several years, so the fields will need some clean up. The old power lines that once serviced the paddle wheels in the catfish lakes will make great roosting areas for dove. The topography is relatively flat, and being in the prairie offers long views of the pretty sunset.

The farm is located 6 miles south of Marion, 27 miles to Selma, 20 miles to Greensboro, 26 miles to Centreville, 54 miles to Tuscaloosa, 76 miles to Birmingham, 41 miles to Demopolis, 78 miles to Montgomery, and 160 miles to Mobile.
