140 Ac ± of the property was site prepped and replanted in longleaf pine in January of 2023. With proper management, this acreage could be utilized in the future for pine straw & timber production. The sandy soils in this area are well-suited to growing longleaf pines. Most of the longleaf seedlings are still in the grass stage and are due for their first prescribed burn this winter.  

Bear Creek flows through the eastern portion of this tract for over 1,400’. Two other tributaries are on the property that feed into Bear Creek, which ultimately feeds into the West Fork of the Choctawhatchee River. These tributaries provide a reliable water source for the wildlife in the area. The hardwoods around Bear Creek on this tract have a large oak component; massive swamp chestnut oaks, white oaks, and red oaks provide mast for game, and a picturesque understory around the creek.  

The topography on the Bear Creek Tract ranges from 430’ along county road 309, to 270’ along the creek. This change in elevations creates great views across the tract and also provides ideal elevations for a hunting camp near the entrance to the property. 

There are 4 large food plots on the property that have been in place for several years. In addition to the food plots there is a very well established internal road system. A new owner could enjoy the hunting opportunities this property offers right out of the gate. 

This tract is located 6 miles northeast of Skipperville and the G.W. Long school. Power is located to the west of the property where county road 41 intersects county road 309, and also to the north, where county road 309 intersects county road 68.
