SOLD! 808 acres +/- of timberland and recreational property for sale on Big Sandy Creek in Tuscaloosa County, Alabama. You will be hard-pressed to find a better recreational property of this size within 20 minutes of Bryant Denny Stadium and downtown Tuscaloosa. This tract, located south of town, is loaded with timber and is set up well for hunting. This property has several potential uses including an excellent hunting getaway, timber investment, or a potential wetland mitigation bank over some portions of the property.

Land- Large tracts of land like this rarely come available in south Tuscaloosa County. The soils here are conducive for timber production, and the land lays well. There is a gentle roll over most of the property, and one large hardwood knoll rises about 100 above the creek bottom. Big Sandy Creek and Rosser Creeks provide water to this property year round. Big Sandy Creek is prone to flooding during wet season, and much of the land lies iwithin the FEMA floodplain. The quality of the soils and availability of water make create excellent habitat for all types of wildlife. Much of the land appears to have been in farmland in previous generations. The land is bordered by some large landowners like Westervelt, AlaWest, and several private owners. It is very near to the Talladega National Forest.

Wildlife- This property is set up well for hunting with more than a dozen food plots. There is a large population of whitetail deer and turkeys on the tract. There is a large dove field for the fall shoots. The extensive Big Sandy Creek frontage and the old creek oxbows will bring in some ducks during the winter. Small game abounds on this tract. Due to it being on a large creek, there are also wild hogs on the property. The owners have hired trappers to help remove predators and hogs in the past. There are over 20 acres of food plots, and there is a large gas pipe line that runs through the property, offering long views for hunting. The land sees very little hunting pressure. Many of the fields already have shooting houses on them.

Timber Stands- There are approximately 295 acres +/- of pine plantation in varying aged stands. This variation of stands allows for a timber harvesting regimen that spreads income over multiple years, and maintains habitat for the wildlife. The pine stands range in age from approximately 15 years to 30 years, and some are due for a thinning now. There are approximately 295 acres +/- of hardwoods in the bottom land, and about 30 acres of those hardwoods are on an upland site. The diversity of timber over the property gives it a good investment component and also maintains habitat to sustain the wildlife.There are numerous oaks, hickory, and other mast bearing trees for the wildlife. A timber cruise from 2017 is available to serious buyers.

Improvements- Two older small dwellings are on the property. One of them is currently used as a rustic hunting camp. It is a block building with bunk beds, a small kitchen, and a bathroom. Power and a drilled well are both available at the camp. There are 3 barns on the property for storage for equipment and implements. You have the essentials of power and water, and the ability to add any improvements that you desire. A good internal system of roads and trails allows you to access almost every area of the property. Much of the property boundary is painted with orange paint.
